The Essence of Donosti Living Architecture An Urban Landmark

Living Architecture that continues writing Donosti's History

From its origins linked to social care, through its key role in the modernization of telecommunications, to its current status as a prestigious residential and administrative property, the building has always adapted to the needs of each era without losing its essence. The architectural vision of Ramón Cortázar—his ability to integrate advanced technology with elegant design, and the construction quality that still endures—make this property one of the city’s most iconic buildings.More than just a building, it is a living legacy that continues to bring value, character, and authenticity to the heart of Donosti.

A Legacy of Solidarity from a Building that Helped Transform the City

he building at Calle San Marcial 29 in Donostia-San Sebastián is a true symbol of the city’s urban, social, and technological evolution. Originally, the corner it now occupies was used for social care services. Since 1891, it housed the San José Children’s Asylum, promoted by local charities. Later, it became a First Aid Center and the headquarters of a public school, reaffirming its role as a space dedicated to public service until around 1925. This first stage reflects the era’s focus on social welfare and community development. However, the most transformative change came with the creation of the Municipal Telephone Exchange, inaugurated in 1909, which advanced the city’s technological progress and positioned the building as a key part of Donosti’s communications network. Since the 1970s, the building began its transition into residential and administrative use, maintaining its prominent role in the heart of the city.

An Urban Landmark: The Essence of Donosti's Expansion District

It blends naturally into a strategic spot of Donosti’s Ensanche district, surrounded by prominent buildings such as the Banco Guipuzcoano, San Martín Market, and the former Bellas Artes Cinema. Its presence strengthens the visual and stylistic continuity of the area, reinforcing the classic and elegant image of the city center. The pedestrianization of San Marcial Street between the late 1990s and early 2000s significantly enhanced its visibility, turning it into a point of reference for residents, businesses, and visitors. Today, the building remains a valuable real estate asset—not only because of its privileged location, but also thanks to its ability to bring character and prestige to the urban landscape.
